Does my BAH determine how much home I qualify to buy?
No. BAH is one part of qualifying income and household budgeting. A mortgage review also considers debts, residual income, credit, entitlement, assets, property costs, occupancy, appraisal, and lender requirements.
Where should I get the BAH amount to enter?
Use the official Department of Defense BAH information for the San Diego military housing area, your pay grade, and dependency status. Confirm the amount for your actual assignment and effective period.
Why does the calculator subtract taxes, insurance, and HOA dues?
Those costs use part of the monthly housing budget but do not reduce the loan principal. Removing a property-cost estimate leaves the amount available to model principal and interest.
Does the estimate include closing costs or a VA funding fee?
No. The result is a simplified base-price starting point. Closing costs, funding-fee status, financing, down payment, seller credits, and final loan structure require a complete review with a lender.
