Pre-Move Basics

General rule: commute time to your specific gate matters more than a neighborhood’s overall reputation. Confirm actual drive times at your real report hours before you commit.
On-Base vs. Off-Base

Two very different paths — know the trade-offs.

On-Base Housing

Convenient proximity to your duty station, included maintenance, and a built-in PCS-familiar community. Availability depends on rank and family size, and wait times can run long in peak summer PCS season.

Off-Base Housing

More neighborhoods, more space, and the option to build equity with a VA loan. Requires more upfront research into attendance boundaries, commute, and San Diego’s higher cost of living.

BAH & The VA Loan Benefit

Your allowance sets your budget. Your VA benefit sets your terms.

Your BAH is the starting point for what you can realistically afford in San Diego’s market. From there, a VA loan is usually the strongest tool available: no down payment required, no PMI, and competitive rates compared to conventional financing. You’ll need your Certificate of Eligibility (COE) — we can help you request it if you don’t already have one.

Run your numbers with a VA-approved lender before you tour homes, so you’re shopping with a real number instead of a guess.

Schools & Special Education

Zone first. Then, if you need it, transfer services without starting over.

School assignment in San Diego is by address and shifts year to year, so always verify the exact attendance boundary for a specific home before you write an offer. If your child has an IEP or 504 plan, the Interstate Compact on Educational Opportunity for Military Children and IDEA (34 C.F.R. § 300.323(f)) generally require the receiving school to provide comparable services from day one — your child doesn’t start from zero.

As a military-connected special education advocate who has also worked with nonprofits supporting military-connected kids, this is ground I know from both sides of the table — as an advocate and as a Realtor. For general PCS and enrollment questions, your installation’s School Liaison Officer (SLO) is the right first call. For special education specifically, loop in your branch’s Regional Legal Service Office (RLSO) and your installation’s EFMP coordinator — the NDAA requires each DoD branch to provide legal assistance for special education law.
